  New construction: Starbucks, PF Chang's, and Maggiano's restaurants - 23k s.f, five (5) deck   parking garage; Project Cost: $11.9MM

  The proposed project contains three (3) restaurants and a five (5) deck parking garage on the  San   Francisco bay. The project required careful consideration including several  layers  of  due  diligence,   real estate evaluations, and design  negotiations throughout the process. Zoning code  and   permitting research was  performed at the inception of the project and prior to critical junctures.   Meetings  with the City's stakeholders were key to determine the interpretation of the local zoning   code to have the project "fit" within design parameters and maximize the floor area.

  The project required several "R.O.I." analyses throughout the development. Construction cost    updates were issued real-time to the client in concert with new design packages presented  to the    City.  Meetings with  the BCDC  (San Francisco Bay Conservation) and  Development Commission   were held to discuss  the  impact  of  the  proposed project on the  San Francisco Bay  and potential   mitigation measures which may be required
